Construction Phase Inspection
There is a lot of new construction going on in and around the DFW area. Many cities and Counties in Texas require inspections during construction. Others do not, but the desire to stay within IRC code and delivering a safe and well built house is inherent to the best builders. We are well versed in these inspection processes and can help reach and maintain that level of professionalism.
Typically we see construction split up into 3 phases:
- Pre-Foundation pour
- Frame up, Electrical, Plumbing, HVAC/Mechanical (Pre-Sheetrock)
- Post-Sheetrock occupant ready Final Inspection
Your Construction phases can be bid individually or as one complete contract including all 3 phases (offering more savings).
In order to properly bid on your project we will require copies of construction plans. We do get granular with the measurements. There is nothing worse than pouring your concrete and finding out your plumbing or electrical conduits are in the wrong place and require you to dig out your freshly poured concrete to fix them. It is our aim to help prevent hits from happening.
Hard copies are best, but electronic PDF versions are acceptable as well (provided text on plans are legible)

Pricing
The minimum base charge for an inspection in my service area is $400 for up to 2000 square feet of living space. Service areas are listed below. Prices are based on square footage of living space, at $0.20 per square foot or $400, whichever is larger.
Properties outside the greater DFW area, and that are not listed in service areas below will be bid on individual basis. Cities/Towns outside listed service areas will begin with a $100 trip charge.
Inspections of Outbuildings and Detached structures will be an additional charge.
A garage type building without plumbing will start at an additional $120
Detached structures with plumbing and/or HVAC will start at an additional $240
If outbuildings square footage surpasses standard charges, their price will be determined by using the $0.20 per square foot rate.
Duplexes, Quadplexes, Apartment Buildings and Commercial properties will all be bid on individual basis. Please call with specifications for clarification.
Specialty, warranty, Insurance, pre-foundation pour, pre-sheetrock and construction phase inspections will each be bid on individual basis. Please call with specifications for clarification.
