Investor's Inspection
Investors are looking at property differently than the homeowner or homebuyer. Return on investment is where interest is focused. Long and short term goals come into play as well. Some are looking to do the quick fix and flip. Others seek the long term passive income of rental properties to add to their portfolios. The commonality? All are wondering what is wrong with the property, how much it is going to cost to repair, and how long before it is back on market. We can help answer those questions.
Some investors are out of town, out of state, and even out of country bidding on properties site unseen. If you require a trustworthy and knowledgeable set of eyes for assessments or stand-in bids on those types of projects, we can help with that also.

We understand the importance of long term relationships and trust in this business. we also believe in paying back those who keep us busy. thank you cards are great, but we believe saving our clients money on services they use all the time is a much better way to say "thanks for your repeat business".
Pricing
The minimum base charge for an inspection in my service area is $400 for up to 2000 square feet of living space. Service areas are listed below. Prices are based on square footage of living space, at $0.20 per square foot or $400, whichever is larger.
Properties outside the greater DFW area, and that are not listed in service areas below will be bid on individual basis. Cities/Towns outside listed service areas will begin with a $100 trip charge.
Inspections of Outbuildings and Detached structures will be an additional charge.
A garage type building without plumbing will start at an additional $120
Detached structures with plumbing and/or HVAC will start at an additional $240
If outbuildings square footage surpasses standard charges, their price will be determined by using the $0.20 per square foot rate.
Duplexes, Quadplexes, Apartment Buildings and Commercial properties will all be bid on individual basis. Please call with specifications for clarification.
Specialty, warranty, Insurance, pre-foundation pour, pre-sheetrock and construction phase inspections will each be bid on individual basis. Please call with specifications for clarification.
