Warranty / Insurance Inspection
Newly constructed homes will carry a one year builder’s warranty. Once this warranty expires and the home begins to age, there’s an increased risk of repairs which will no longer be covered by the warranty. Before your one year builder's warranty expires, it would be prudent to have your home professionally inspected in order to address any problems or defects that the builder and/or manufacturers may still be responsible for.
A Builder Warranty Inspection is a comprehensive visual evaluation of your home which will identify any deficiencies that may have occurred during the critical first year. We recommend scheduling this inspection at roughly 30 days prior to your warranty's expiration date so that you may provide your builder with a list of items that need to be addressed.

Pricing
The minimum base charge for an inspection in my service area is $400 for up to 2000 square feet of living space. Service areas are listed below. Prices are based on square footage of living space, at $0.20 per square foot or $400, whichever is larger.
Properties outside the greater DFW area, and those that are not listed in service areas below will be bid on individual basis. Cities/Towns outside listed service areas will begin with a $100 trip charge.
Inspections of Outbuildings and Detached structures will be an additional charge.
A garage type building without plumbing will start at an additional $120
Detached structures with plumbing and/or HVAC will start at an additional $240
If outbuildings square footage surpasses standard charges, their price will be determined by using the $0.20 per square foot rate.
Duplexes, Quadplexes, Apartment Buildings and Commercial properties will all be bid on individual basis. Please call with specifications for clarification.
Specialty, warranty, Insurance, pre-foundation pour, pre-sheetrock and construction phase inspections will each be bid on individual basis. Please call with specifications for clarification.
